What is Uprent Income?
Two people can earn the same salary and still look very different on paper. One might have a permanent job in the Netherlands. Another may have just started a business. A third may earn less but have substantial savings or a strong guarantor.
Salary alone does not tell the full story. That is why we created Uprent Income.
Why Uprent Income exists
Rental applications are usually judged on two things: salary and employment contract. This makes screening easy, but it can rule out perfectly strong applicants.
Someone who runs a business, has substantial savings, or has a financially strong guarantor may be more secure than someone with a permanent job. A standard income check often misses that and favours the applicant with the regular salary.
That is bad for everyone. A strong applicant misses out on a suitable home, while the landlord may pass over the person who is actually better able to pay the rent reliably.
Uprent Income gives a fuller picture by translating different types of income and financial backing into one clear figure.
How Uprent Income is calculated
We start with the tenant's gross annual income. Depending on their situation, this may include a salary, business income, a pension, or guarantor income.
We then adjust the figure based on how stable and readily available that money is. Some circumstances raise Uprent Income, while others lower it.
What can raise or lower Uprent Income?
Factors that can raise it
- tax benefits such as the 30% ruling or an income tax exemption;
- recurring bonuses or a housing allowance from an employer;
- rental income, child support, and other additional income;
- cash savings or investments;
- support from a guarantor;
- and other circumstances.
Factors that can lower it
- a temporary contract lasting less than six months;
- a zero-hour contract or Fase A agency contract;
- an employer outside the EU;
- a business registered outside the Netherlands;
- being self-employed for less than one year;
- and other circumstances.
A positive or negative adjustment is not a judgement on the applicant. It simply recognises that salary, savings, business income, and guarantor support do not all provide the same level of certainty.

Where is Uprent Income used?
When a home is listed directly on Uprent, we use Uprent Income to assess whether applicants meet its financial requirements.
We also show it on the applicant's public profile, so landlords and agencies outside Uprent can use it as an additional reference. The original income figures are always shown as well, separately from the Uprent Income adjustments.
