Application process for Uprent homes
Uprent displays all rental homes in the Netherlands in one place. Many of them come from other rental websites. But some homes are listed directly on Uprent. For such homes, the entire application process happens on Uprent. This article explains how it works.
How can I recognise a Uprent home?
Such homes have a Listed by Uprent label.
The Apply button
starts the application on Uprent.
Is it free to apply?
Yes, it's free.
Unlike Kamernet, Huurwoningen and Kamer.nl, Uprent does not charge you to apply for a home.
Who will I communicate with?
That depends on the plan chosen by the landlord.
With Do It Yourself, you communicate directly with the landlord. With Rental Service, Uprent handles the communication on the landlord's behalf.
How does the application process work?
Actually, it's designed to be simple and straightforward!
Applicants always receive feedback quickly. Landlords immediately see the strongest candidates without having to sort through every application.
1. Application
If you are already a Uprent user, you can apply in one click.
If not, create an account, answer a few questions and
click Apply.
Sometimes, we repost our homes on Funda and other websites. Then, we will contact you by email and SMS with a link where you can apply.
At this stage, no documents are needed.
Real estate agents can apply on behalf of multiple clients.
2. Pre-check
We compare your profile with the landlord's requirements. If you do not match them, we tell you right away and explain why.
3. Confirm interest
If you match the landlord's requirements, we ask you to confirm your interest and complete your profile by adding a few photos, your hobbies and what you are looking for. You can also withdraw your application.
4. Landlord review
Once you confirm your interest, the landlord is notified and reviews your profile. They can message you, ask questions or invite you to a viewing.
5. Offer
Some landlords make an offer as soon as they find a suitable applicant. Others wait for more applications and choose from a larger group.
Once the landlord has made a choice, they send an offer. An offer can only be sent to one applicant at a time. It includes:
- the rent;
- the deposit;
- whether several months of rent must be paid upfront;
- the contract start date;
- the type of rental agreement.
We also give landlords the option to choose an applicant with a more complex situation, such as having pets, in exchange for better terms (such as a higher deposit).
The applicant has 24 hours to accept or decline the offer. The applicant and landlord can message each other in the meantime. If the applicant declines or does not respond, the landlord can make an offer to someone else.
6. Tenant check
After accepting the offer, we ask you to upload documents so we can verify your financial situation and run the required checks. You have 48 hours to upload everything.
7. Contract and first payment
Once the tenant has passed the check, the rental agreement is prepared. Depending on the listing, we either use a Uprent agreement or the landlord provides their own.
The first invoice is paid either to Uprent or directly to the landlord, depending on the arrangement.
Are viewings required?
We try to keep viewings to a minimum by giving both sides as much information as possible upfront: applicants get a 360° tour of the home, while landlords get a detailed applicant profile.
Eight out of ten rentals on Uprent are completed without the parties ever meeting in person.
Where can I follow the application?
Open the home in My Search to see its
current status. Any questions, document requests and other updates from the
landlord will appear in Uprent Messenger.
