Rent out property without a realtor (Netherlands)

Uprent's Do It Yourself plan gives you 90% of a rental agent's service for 20% of the cost. This article explains how it works.

• Handing over the keys and checking the tenant in
• Managing the property after check-in

How pricing works

Our pricing depends on the type of property you are renting out.

Rooms are free to list. They bring many home seekers to Uprent, which makes it worthwhile for us to publish them at no cost.

For studios, apartments and houses, our fee is 20% of the first month's rent. You pay in two parts:

• €29 when the listing is published. This amount is deducted from your final invoice.
• The remaining balance once a tenant is found.

For example, if you rent out an apartment for €2.000, the total fee is €400. You pay €29 when the listing goes live. Once a tenant is found through Uprent, your final invoice is €400 − €29 = €371.

If we do not find a tenant, you do not pay the remaining commission.

How is Uprent different from other options?

To understand where Uprent fits, it helps to compare it with the four ways landlords commonly bring a property to market.

Publishing through Funda and Pararius

As a private landlord, you cannot publish a listing on Funda directly. You would normally need to hire an agent and pay their commission. With Uprent, your property is published on Funda, Pararius and other platforms without hiring a traditional agent.

Listing on Kamernet, Kamer.nl, Huurwoningen.nl or a similar platform

Each of these platforms gives you access only to its own audience. Tenants also have to pay to respond, which means most suitable candidates will never apply.

Uprent publishes your property on all the largest platforms (including some of the above) at once. The wider reach brings in more applications and helps you find a suitable tenant sooner.

Using Huizenbalie, HuisZelfVerhuren or a similar service

These services can publish your listing on Pararius and sometimes Funda, but they charge a substantial fee upfront. Once the listing is live, their work is largely done.

With Uprent, publication is only one part of the service. We create the photos and description, collect and sort applications, screen candidates, give you one place to manage every response and prepare the rental agreement. You pay only €29 when the listing is published, and the commission only after a successful rental.

Hiring a traditional rental agent

Uprent handles around 90% of a rental agent's work, but does not communicate with candidates on your behalf, host viewings or handle check-in.

Leaving those steps with you makes the service significantly cheaper and keeps you in control of the tenant selection.

The listing process, step by step

1. Add your property to Uprent

Start by creating a free Uprent account. You can use the same account to add and manage all your properties, including their rentals, agreements, tenants and payments.

When you are ready to rent out a property, click List your property. We will ask a few questions about the property and the kind of tenant you are looking for, suggest an asking rent and recommend a suitable agreement type.

2. 360° tour or photos

Almost every property listed on Uprent has a 360° tour, and we create yours for free. Our agent can visit the property at a convenient time between 9:00 and 21:00 on any day except Saturday.

The tour lets candidates walk through the property remotely and quickly decide whether it is right for them. This helps avoid a large number of unnecessary viewings.

If the property is a good fit, a candidate can rent it without an in-person viewing. You can still invite them to view it online or in person.

If it is not a good fit, the tour makes that clear before the candidate takes up any of your time.

You can also get started without a 360° tour by uploading your own photos. In that case, renting out the property is likely to take longer and require more viewings, and the photos need to be high quality.

3. Publication

Once you have confirmed the property details and paid the €29 publication fee, we automatically publish the listing on Funda, Pararius, Kamernet, Huurwoningen and Uprent.

4. Collecting and pre-screening applications

Whenever someone responds on any of the platforms, Uprent automatically follows up by email or platform message, SMS and phone. We ask the candidate a few questions about their situation and compare their answers with your criteria.

If the candidate is not a match, we turn them down and explain why. If they are, we ask them to confirm their interest in the property and complete a detailed profile with a photo, financial information and their hobbies.

5. Selecting candidates

You choose from candidates who have confirmed their interest in the property and completed their profiles.

You can also review everyone else: candidates who were automatically rejected, withdrew their application or never responded. You are free to contact any of them yourself.

You can chat with the candidates you like. Once you have made your choice, click Make an offer. The candidate then has 24 hours to accept or decline your offer to rent the property.

6. Document verification and rental agreement

If the candidate accepts your offer, we verify their documents. Once the check is complete, you can sign your own rental agreement or use one prepared by Uprent.

If the candidate declines, you can make an offer to another candidate.

For now, you arrange the deposit and rent payments directly with the tenant. We are working on our own payment management solution.
