With Rental Service, Uprent takes on the full role of a rental agent: we prepare and publish the listing, speak with candidates, host viewings, verify documents, prepare the rental agreement and arrange check-in.

You pay 5% of the monthly rent each month while the property is rented. If the tenant moves out, we find a new one at no extra cost. This article explains how the plan works and exactly what is included.

What's included

We handle all the work that would normally fall to a rental agent. You only need to answer a few questions about the property, approve the listing and choose a tenant from the shortlist we prepare for you.

Pricing

Publishing the listing costs €0. There is no monthly fee while the property is vacant.

Once the property is rented, we charge 5% of the monthly rent on the 5th of each month. For example, if the monthly rent is €2.000, the plan costs €100 per month.

The first payment is prorated. If the property is rented between billing dates, you pay only for the period between the start of the tenancy and the next billing date on the 5th.

If you have several properties on Rental Service, we send one combined monthly invoice. The fee for each property appears as a separate line item.

If the tenant moves out, we publish the property again, process applications, host viewings and find a new tenant. There is no additional fee for renting it out again.

How it differs from Do It Yourself

With Do It Yourself, Uprent also prepares and publishes the listing, collects applications, screens candidates, verifies documents and prepares the rental agreement. However, speaking with candidates, hosting viewings, managing check-in and arranging the deposit and first rent payment remain your responsibility.

With Rental Service, we handle those steps too. This plan is for landlords who do not want to manage the rental process themselves and prefer a small monthly fee over a large one-off commission for finding a tenant.

How it differs from a traditional rental agent

Uprent differs from a traditional rental agent in three ways: speed, convenience and cost.

• Speed — it often takes less than 24 hours from deciding to rent out the property to receiving the first applications. The property spends less time vacant and starts generating income sooner.
• Convenience — the 360° tour keeps viewings to a minimum, and the shoot can take place in the evening or on Sunday.
• Cost — instead of charging a large one-off commission, Uprent charges 5% of the monthly rent each month. If the tenant moves out, we find a new one at no extra cost.

How it works, step by step

1. Adding your property to Uprent

Create a free Uprent account and add your property. When you are ready to rent it out, click List your property and select Rental Service.

We will ask a few questions about the property, the tenant you are looking for and the rental terms. We then suggest an asking rent and a suitable agreement type. Before we start, you need to add a payment method, but nothing is charged until the property is rented.

2. 360° tour and photos

We create a 360° tour and photos for free. Our agent can visit the property at a convenient time between 9:00 and 21:00 on any day except Saturday.

The 360° tour lets candidates explore the property remotely. This reduces unnecessary viewings and lets us focus on people who are genuinely interested in the property.

3. Preparing and publishing the listing

We write the property description, check the property details and ask you to approve the listing. Once approved, we publish it on Funda, Pararius, Kamernet, Huurwoningen and Uprent. There is no listing fee.

4. Collecting and pre-screening applications

Applications from every platform appear in one Uprent dashboard. We contact candidates, ask about their situation and compare their answers with your criteria.

If a candidate is not a match, we turn them down and explain why. If they are a match, we ask them to confirm their interest and complete a detailed profile with a photo, financial information and an introduction.

5. Selecting a tenant and verifying documents

We prepare a shortlist of candidates with complete profiles. You choose the tenant, after which we send an offer and give them 24 hours to respond.

If the candidate accepts, we verify their documents against the information in their profile. If they decline, we offer the property to another candidate.

6. Rental agreement and check-in

Once the documents have been verified, we prepare the rental agreement or use your own. We then arrange signing, key handover and check-in.

7. First payment and renting out the property again

We arrange the deposit and first rent payment. You receive and manage all subsequent rent payments yourself.

Uprent's 5% fee is charged on the 5th of each month.

When the tenant decides to move out, we restart the process: we update and publish the listing, process applications, host viewings and check in a new tenant at no extra cost for the search.
