Holland2Stay is a Dutch housing provider of rental accommodations across the Netherlands, including student houses, studios, apartments, and lofts. They primarily rent to students, young professionals, and couples, providing both furnished and unfurnished options. Rather than simply acting as an intermediary, Holland2Stay directly manages many of the properties they offer. They partner with investment funds, project developers, universities, and private investors who allow Holland2Stay to manage their buildings.
It is wise to first browse the housing offer on Holland2Stay for free. There may or may not be options available in your region. Don’t get discouraged if there aren’t any options — Holland2Stay uploads new listings weekly. When they do, it is incredibly important to be the first person to react to a listing. To rent a home on Holland2Stay, you will need to create an account. Start by clicking the “Create an account” button on the Holland2Stay website. You will need to provide your email and confirm it with an activation code. Next, fill in your personal data, including your name, address, and phone number, and create a password. You will then need to pay a one-time registration fee of €28.50 to activate your account. Payment can be made via Credit/Debit Card or iDEAL. Once activated, you will gain access to your dashboard:
From there, you are free to browse available residences using filters for location, type, and availability to find a property that suits your preferences. You will find different types of homes: “Available in Lottery” and “Book Directly”
Residences marked as “Available in Lottery” are allocated through a weekly lottery system, and most tenants for studios are selected this way. Every Tuesday around 17:00, Holland2Stay publishes newly available lottery residences on their website. You can sign up for a maximum of one residence until Sunday at 20:00. A draw then determines the successful applicants, who are invited to proceed with the booking process. Notifications are sent by email.
If you win the lottery, you will have 24 hours to confirm your booking by paying €200 (a partial deposit payment). If you do not confirm the booking within 24 hours, a new lottery winner will be selected.
Properties labeled as “Book Directly” can be reserved immediately on a first-come, first-served basis. After selecting a suitable residence, you can proceed to book it directly through the website. This involves paying a booking fee and submitting the necessary documents for verification.
Once you have selected a property, proceed to book it online. Below, we have attached screenshots of the process to help you understand how it works from the inside.
You will be prompted to pay a €200 booking fee to confirm your reservation; this amount is an advance payment toward the security deposit.
If your documents do not meet the necessary requirements, Holland2Stay may decline your booking. In such cases, the €200 booking fee is refunded in full. However, there are cases when the €200 booking fee will not be refunded, such as:
After booking, you’ll need to upload necessary documents, such as identification and proof of income or enrollment (for students), to your account for verification. Upon approval, you’ll receive a digital tenancy agreement to review and sign electronically. You will then need to pay the first month’s rent and the remaining balance of the security deposit. Accepted payment methods include iDEAL and Credit/Debit cards.
After completing the payments, you can schedule a check-in appointment in your account to collect your keys. On the agreed date, you’ll receive the keys and can move into your new residence. Rent is due monthly and is payable using the above mentioned payment methods.

Many appreciate the smooth rental process. Of course, it’s also great that Holland2Stay rents to students and young professionals — not many property management companies do that nowadays.
At the same time, there is a lot of negative feedback about addressing maintenance requests. Some cases include not having warm water for extended periods, dirty walls, and other issues. The problem with Holland2Stay is that they have so many buildings, so the quality varies by location. For example, Lee Towers in Rotterdam has tens of complaints, while other buildings don’t. So, we would advise checking reviews for the specific building rather than relying on Holland2Stay’s overall reviews, which seem fine.
Many also complain about delays in receiving deposit refunds and unexpected charges after moving out.
