Understanding the Market
Furnished / Gemeubileerd — a type of residential property that comes with essential furniture and appliances. This may include items like sofas, beds, tables, chairs, and kitchen appliances, making it ready for immediate occupancy.
Upholstered / Unfurnished / Gestoffeerd — a residential property without any furniture or appliances, but with kitchen, shower, floors and walls.
Shell / Kaal — a residential property that is essentially bare and does not include any furnishings, floor coverings, or appliances. This type of property typically only includes basic structural elements such as walls and plumbing, requiring the tenant to completely outfit the space with their own furniture, appliances, and sometimes even floor finishes and light fixtures.
Security deposit / Borg — an amount given by the tenant to the landlord before moving in. This money is held against possible damages or unpaid rent. It's returned to the tenant at the end of the lease if the property is left in good condition.
